Old Practices Become New Again
We saw this a few years ago...developer/builder guarantees. Looks like it's back once again. It's a pretty sound Investment idea as a buyer...that is as long as the developer/builder doesn't go under before it's time for them to buy it back from you!
Builder Offers Return Policy for Homes
A Houston builder has found a good way to reassure buyers that home prices won’t decline.
Stonemark Builders says it is offering to buy houses back for the same price if the owners decided to sell during the first two years they own the properties.
The 3,345-square-foot homes are priced at $733,500. They’re in an upscale section of town on the eastern edge of Lake Woodlands, and small parks and green space surround them.
Robert Sandman, president of Stonemark, says housing prices have stayed strong in that price bracket.

What makes you Turned off to an Agent?
Here is an interesting article we came across that we wanted to share. We hope that we are living up to these standards...well hopefully significantly above them! Otherwise we are doing a pretty bad job!
6 Turnoffs That Make Clients Cringe
Of course, you aim to be highly regarded by both clients and colleagues as effective, professional, and ethical. So make sure some of your actions and words aren't posing a big turnoff to customers. Here are six signs, according to the magazine U.S. News & World Report, that could lead homebuyers and sellers to the conclusion that a real estate practitioner may not be 100 percent committed to the job.
1. Failure to communicate. Don't expect the customer to wait around for you. A practitioner who doesn’t answer e-mail or return calls in a timely fashion is a big turnoff.
2. No good ideas. The reason a home seller hires a professional is to get selling help so you need to be able to step up to the plate and offer some fresh ideas.
3. Love me, love my friends. Recommendations are one thing, but insisting that clients use affiliates makes it look like a practitioner is getting a cut – even when you're not.
4. Part-time priorities. Selling real estate part time isn’t necessarily a bad thing, but failure to focus is.
5. All in the family. A practitioner who only shows his own listings or those of his brokerage is subordinating his client’s best interests.
6. Not licensed, unethical. Every practitioner should have an up-to-date license and a record that is free of disciplinary actions.

Are you with Countrywide? Might want to look below!
Wow....now what? Bank of America may not be in the best of positions and still willing to move forward with the acquisition of Countrywide. We have talked about issues like this at www.InvestSmarter.com looking at other possible issues when it comes to lending and the scrutiny that lenders are going through. This is why:
Daily Real Estate News July 1, 2008Lawsuit Claims Countrywide Misled Borrowers The state of Florida has sued Countrywide Financial Corp., accusing the company of unfair and misleading trade practices. The 12-page suit, filed in the 17th Judicial Circuit in Broward County, claims Countrywide hid the potential negative effects of subprime loans, including increased interest rates and prepayment penalties.Illinois and California sued Countrywide last week, also accusing the company of cheating home owners."It appears to us Countrywide did no due diligence and accepted applications which were patently fraudulent and reflected no ability on the part of the borrowers to make the required payments," says Marc Taps with Legal Services of North Florida. "The most financially unsophisticated segment of the population was targeted by the brokers who knew Countrywide would write these mortgages."Countrywide is in the process of being sold to Bank of America. The deal is expected to close this week. Source: The Associated Press, Brent Kallestad (06/30/08)

Staging Your Home for a Warmer Enviroment
From time to time we like to pass on information that we gather from other sources looking at how to properly stage one's home. In other words...getting rid of all the stuff we really use on a daily basis and making it more like what we would like to see! And by that, what others would rather see. We all know that this is not functional and living in Panama City Beach Florida...we know we would rather be at the beach! But if you are trying to sell your home here in Panama City Florida or anywhere for that matter, certain things can be done fairly inexpensively. We hope the following is helpful and beneficial for selling your home.
8 Tips for Low Cost Staging
In a tough sales market, staging can help move a property.
Barb Schwarz, who claims to have invented home staging in the early 1970s, estimates that about one in four homes nationwide are now staged. Julie Dana and Marcia Layton Turn state in their book, The Complete Idiot's Guide to Staging Your Home to Sell, that a seller stands to gain as much as $9,000 on a $200,000 house if it's staged.Shelly Wagner, a Detroit-based stager, estimates that the cost per room for staging is $100 – small potatoes if it really helps a home sell. Here are some ideas from Wagner for effective, low-cost staging:
-Remove scatter rugs and knickknacks from every room.
-Get rid of everything on the kitchen counters, including appliances, except for the coffee maker.
-Remove as much as you can from closets.
-Hire a cleaning service if necessary to make the house spotless. Scrub floors, walls, and windows. Pay special attention to the microwave, oven, and refrigerator.
-Focus on the feature rooms, the living, dining, and master bedrooms. Additional bedrooms are best left empty or minimally furnished.
-Arrange the furniture to show off each room’s best features.
-Set the dining-room table with napkins, plates, and flatware.
-When showing the house, turn on soft instrumental “buying” music, preferably classical or jazz.
